Multiple offers are a reality here in the beautiful Columbia River Gorge.  They happen when the supply is lower and competition high for sought after offerings.  These listings, competitively priced cause excitement in the buyer pool.   Our goal in negotiations is to offer our clients multiple strategies to separate their offer from others on the table and increase the odds of their offer being the most attractive to the seller.  Below are successful strategies that can make the difference between having your offer accepted or coming in second place.

• Include a letter of preapproval from our buyers lender
• We find out through the listing agent what the sellers needs are: do they need time after closing to be able to move?  What is included or not included, is price or terms more important?
• Offer a larger earnest deposit in the form of a check
• Shorten the time frame for the home inspection
• If appropriate state that the seller will not be required to do any repairs outlined in the inspection
• Use the title company that the seller prefers
• Possibly offer to let the seller stay for a week or two rent free after closing
• Offer over the listing price
• Offer a quick or delayed closing date depending on the sellers needs
• Consider renting back to the seller to accommodate their needs
• Include a personal letter from the buyers introducing them and their desire to care for the home   and how it fits their unique criteria
• Paying the sellers title insurance

Each negotiation is unique and takes on a life of it's own.  Philosophies vary widely on winning strategies.  Bottom line, when you are in a multiple offer situation, make your very best educated offer with no regrets.
