If you have ever thought about refinancing today is the day.  The rates are the lowest of all time.  It was reported to me today that the 30 year rate is at  3.625% and a 15 year rate is at 2.875.  These rates can lower your current payment significantly and REALLY stretch your real estate dollar when purchasing.
